Services

These are the duties which form part of our professional service.

Strata Roll

  • Maintained in accordance with the Strata Schemes Act.
  • Issue Section 109 and acknowledge Section 118 notices as required.

Common Seal

  • Custody of Common Seal in a secure location and arrange to affix when required.

Trust Account

  • Separate trust accounts for each Owners Corporation maintained in bank accounts in accordance with the Act.
  • Interest at attractive rates received on investment funds.
  • For your protection and ours, annual audits will be conducted.

Financial

  • Computerised accounts.
  • Issue levy notices, collect levies, receipt and bank.
  • Outgoings paid and monitored weekly.
  • Taxation records maintained and submitted if required.
  • Prepare annual budget with estimated expenditure, suggested levies and comparative details for last year.
  • Arrange annual audits.

Communication

  • All inward and outward correspondence dealt with promptly.
  • Full quarterly financial reports to Owners Corporation and annually as required by the Strata Schemes Act.

Meetings

  • Attend Annual General Meetings, Extraordinary General Meetings and Committee Meetings as required.
  • Arrange meetings, prepare and post notices.
  • Act as Secretary, Treasurer and preferably Chairperson on behalf of the Owners Corporation.
  • Record and distribute minutes.
  • Maintain storage facilities of all records and facilitate inspection when requested.

Owners Corporation

  • Advise and support Owners Corporation as required.
  • Administration and implementation of Owners Corporation’s decisions.
  • Prepare applications and submissions to Strata Schemes Commissioner.
  • Administration of the by-laws and other specific requirements under the Act.

Insurance

  • Maintaining the statutory insurance cover to the extent required by the Owners Corporation. Obtain most favourable quote and submit claims on your behalf.

Maintenance

  • Inspect the building and common property at least bi-annually.
  • Arrange maintenance, repairs and replacements for common property.
  • Obtain quotes for major works.
